Vantage Development’s objective of providing high quality affordable housing for seniors and families dates back nearly 40 years to when we first developed rural single family housing in Northeast Alabama. Today, our primary development focus is affordable rental housing that utilizes numerous funding programs, including Federal and state Housing Tax Credits, state and local HOME funds, Federal Home Loan Bank AHP grants/CIP loans, and USDA 515/538 loans. To date we have developed 64 operational facilities in four states, including Alabama, Georgia, South Carolina and Tennessee.

Moreover, Vantage Development provides third-party consulting services and is experienced in non-profit joint venture relationships. Most recently, our third-party services have accomplished the following for our clients: 

  • Acquired a limited partner interest in 1602 exchange deals that assisted non-profit owners in filling financing gaps;

  • Acted as joint-venture partner and co-developer on seven senior housing complexes for a regional Community Action Agency in Alabama, the most recent of which is currently under construction;

  • Provided pre-application technical assistance to a non-profit CHDO that was applying for tax credits and HOME funds in Georgia;

  • Prepared an application for, and was awarded tax credits on, a 200-unit senior HUD 236 acquisition/rehab;

  • Prepared a successful application for a tax-exempt bonds and tax credits on a 248-unit family acquisition/rehab;

  • Assisted a non-profit sponsor in arranging a development team that received tax credit and HOME funding on three acquisition/rehab deals in South Carolina.
